Due to our niche in the market, we are regularly approached by agents, individuals, charities and organisations who offer us off market opportunities, or opportunities already on the market elsewhere. In such circumstances, we will approach our database of applicants and explain the situation, if the property is suitable we will work for the buyer or tenant in endeavouring to secure the premises and if successful, the buyer or tenant will be responsible for the payment of our fees (all info will be provided at the time).
We can also be more active in our search for properties for retained clients which will include: researching the market, filtering suitable properties, carrying out initial inspections, negotiating terms and generally overseeing the sale or letting through to completion. Fees will be due upon completion.
Similarly, if you find a suitable property but need some help securing it, we can come in at a later stage and advise through the process.

We have great experience working with developers who are seeking to re-develop a site but retain the community use. We can enter the process at the start to advise the likely needs of the occupier in terms of space, feasibility, specific requirements with outdoor space, parking, ceiling heights etc. This has proven to be hugely beneficial to a developer when entering the planning process. We are likely to find a tenant or buyer during the process if desirable who will enter into a pre-agreement subject to practical completion of the site, and subject to contract.

Bernard Gordon & Company are now proud to offer Virtual Property Tours of almost any building. This very powerful tool includes a virtual walk through of each room in the property including external and dolls house views, from which any part of the property can be accessed from any angle or floor. The extent of the photography required is of course subject to the owners permission. Each area of the property will need to be photographed, and the time needed will depend upon the size of the property. From the initial photography the Virtual Tour is prepared, and if required this can be extended to include floor plans, areas and measurements. Costs will be based upon the size of the property.
